How much can I sell my auto repair business for in Illinois?
Bays, technicians, and the lease set shop value. A Facebook review score without a transferable lease is not a company.
Confidential • No upfront fees • Illinois statewide
A licensed-broker view of value — not a listing-site guess
Auto-repair shops in Illinois sell as location-plus-labor businesses. The buyer is purchasing bays, lifts, a customer file, and — if you are lucky — technicians who will stay when the owner’s name comes off the building. The multiple is usually modest because the work is skilled and the lease is fragile.
Planning range: 2x–3.5x SDE and 5–10 months. That sits near BizBuySell’s Q2 2026 2.7× cash-flow multiple. Shops with ASE depth, a service writer who is not the seller, and a long assignable lease do better. Shops where the owner is the lead diagnostician do worse.
Body shops with DRP relationships are a different product — see our auto-body sale guide. This page is mechanical repair, not collision.
Industry planning notes on this site: 2x–3.5x SDE, typical process 5–10 months. Those are planning ranges from our Auto Repair Shops hub, not a quote.
Enter your annual Seller's Discretionary Earnings (SDE) — your net profit plus owner's salary and any personal expenses run through the business — to estimate a range.
This is an estimate for planning purposes only. Actual value depends on lease terms, asset quality, customer concentration, and current market conditions. Request a professional valuation for a precise number.
Mechanics, small groups, and SBA
SBA and owner-operator lenders
SBA is a common path when the buyer is a technician or a small operator and the lease has term. Lenders will ask about environmental history (tanks, used oil, lifts) and about whether the real estate is in the deal. They will not finance a month-to-month shop as if it were a 10-year NNN.
Private equity and platforms
Small PE and regional MSOs appear when you have multiple bays, a second writer, and a fleet account. They are not hunting every three-bay neighborhood shop. If a group LOI arrives, read working-capital and real-estate terms carefully.
Owner-operators next door
Most Illinois independent shops still sell to a mechanic who wants to stop working for someone else. They will inspect every lift. They will ask who does alignments. They will walk if the landlord already has a cousin who wants the space for storage.
Real estate ownership changes everything. A shop with a sale-leaseback option attracts a different buyer than a shop that will be homeless in fourteen months.
Shop value is throughput you can keep
Bay count is capacity. Technician hours are the business. Equipment is a supporting schedule, not the headline multiple.
- Bay and lift count, equipment age, and alignment or scan-tool capability
- ASE-certified technician tenure and owner production hours
- Customer repeat rate, fleet accounts, and review-dependent walk-in mix
- Lease term, assignment, environmental history, and rent versus sales
- Parts margins and whether the seller’s personal vehicle work inflates SDE
Hypothetical: $160,000 SDE at 2.5x is $400,000 for the operations. A $90,000 lift package is not added on top dollar-for-dollar if those lifts are required to produce the SDE. Do not double-count iron.
Illinois shop transfers: lease, environmental, Bulk Sales
Used-oil handling, lifts, and any underground tanks bring environmental questions. A Phase I is not always required, but a buyer’s lender may ask. Our environmental-assessment guide is the longer version. Do not hide a tank and hope.
Bulk Sales can apply to parts inventory and equipment. Secretary of State filings matter if the buyer wants the entity that holds the shop’s vendor accounts. Municipal business licenses and towing or state inspection relationships must be listed, not assumed.
Fleet accounts are the closest thing a shop has to contracts. Bring them. A “we do a lot of repeat” story without names and volumes is a review-page hope. Buyers will ask who books the fleet and whether that person is you.
Alignment racks and scan tools are required to produce the SDE. They are not a second check on top of the multiple. Owners who add the lift package dollar-for-dollar to a 2.5× SDE number meet the 155-day median the hard way. Separate operating value from a liquidation schedule.
Month-to-month shops still sell. They sell to buyers who already have a relationship with the landlord or who are buying the building. If neither is true, you are marketing a job that may be homeless. Decide the real-estate fork before the teaser.
Personal-vehicle work run through the shop inflates SDE and then disappears. Recast it out before a buyer does it with a smirk. The 2x–3.5x planning range assumes earnings a stranger can keep.
Towing or state-inspection relationships, if you have them, are licenses and contracts — not vibes. List them. A buyer who needs those relationships will pay. A buyer who does not will ignore them. Either way, diligence will ask.
Educational only — not legal or tax advice. Confirm Bulk Sales, Secretary of State filings, license transfers, and lease assignment with counsel and a CPA. We work on a success fee with no upfront listing fee.
Illinois auto-repair buyers underwrite bays they can keep and work that repeats
An auto-repair buyer in Illinois is buying a lease, a lift package that stays in the bays, and a mix of retail and fleet work that does not live in the owner’s pocket. A shop with written fleet accounts and a service advisor who is not the seller underwrites differently than a one-man diagnostic hero with a month-to-month pad. SBA lenders and cash buyers both start with those facts. ASE certificates and scan tools matter; they do not replace a landlord who will not assign.
Owner-operators — a lead tech with a lender, or a neighboring shop that wants your side of town — still close many Illinois files. They will walk the alignment rack and ask who books the fleet. They will discount personal-vehicle work run through the company. Platforms appear when multi-bay density and a manager exist. A two-bay specialty shop is rarely that story. Treating a teaser multiple as a valuation is how owners meet the 155-day Service median the hard way.
We recast SDE and will not invent a house auto-repair multiple on this page. BizBuySell’s Q2 2026 2.7× cash-flow average and $349,250 median sale are market-wide context. For clocks, use /how-long-to-sell/auto-repair. For a planning conversation on your bays, use /contact.
Bay lease, lifts, Bulk Sales, municipal stickers, and SOS
The lease is the first Illinois process item, not the last. Assignment language, remaining term, and who owns the lifts bolted to the slab decide whether a buyer has a shop on Monday. Landlords who like the current tenant can take longer than a parts-inventory count. If you are month-to-month, you are marketing a job that may be homeless unless the buyer already has a relationship or is buying the building.
Parts inventory and equipment transfers can trigger CBS-1 at least ten business days before closing. Municipal business licenses, towing relationships, and any state-inspection arrangements are separate lists. They are licenses and contracts, not vibes. A buyer who needs them will pay. A buyer who does not will ignore them. Diligence will still ask.
If the buyer wants the entity or the exact trade name, the Secretary of State workstream opens. Most shop sales stay on the asset path. Educational only — not legal advice. We keep Bulk Sales, lease, and licenses on one checklist and work on a success fee with no upfront listing fee.
Recast shop SDE without the lift-package double count
Start with tax-return cash flow, then strip personal-vehicle work and owner hours a service manager must replace. Warranty pay, wholesale fleet, and retail retail are different margins — keep them apart. One-time scan-tool years and a compressor replacement need footnotes, not automatic add-backs. Cash “friends and family” jobs that never hit the return will be found. Better you find them.
Alignment racks and diagnostic tools are required to produce the SDE. They are not a second check on top of a cash-flow multiple. Owners who add the lift package dollar-for-dollar to a market-wide 2.7× illustration meet buyers who can do the same math. Separate operating value from a liquidation schedule. Fleet accounts are the closest thing a shop has to contracts. Bring names and volumes, not “we do a lot of repeat.”
We will not invent a house multiple. A planning conversation uses BizBuySell context and then talks lease risk and key-person risk. Your CPA owns tax and Form 8594 allocation between equipment, inventory, and goodwill. We own a recast a lender will not toss.
What an auto-repair model should not invent
A model should not invent a per-bay multiple, a house shop quote, or a claim that every lift transfers because it is bolted down. It should not treat the $349,250 median sale as your price. It should not assume a month-to-month pad is “fine because we have been here twenty years.” Read /industries/auto-repair-shops for industry notes on this site.
If a competitor already asked about the corner, treat that as a process. See /sell-to-a-competitor. A public listing on a busy arterial is how techs update résumés. Confidential outreach is the default. Public listing is a tactic after the recast, not instead of one.
Bring the lease, equipment debt, fleet lists, and three years of returns to the consult. No upload portal. No upfront listing fee. Educational, not legal or tax advice. The CTA is /contact.

auto repair sale questions
Planning range 2x–3.5x SDE. Lease and technician risk move you inside that range. BizBuySell’s $349,250 median sale is market-wide context.
Sometimes. It changes the buyer pool and the tax allocation. Decide before you market so you are not negotiating two deals by accident.
Ask counsel and the likely lender. Shops with tanks or long industrial histories see it more often. See /blog/illinois-epa-phase-1-environmental-site-assessment.
They might. Stay bonuses and an honest transition plan are part of value. Hiding the sale until Friday of closing week is how bays go empty.
Plan 5–10 months. Service median DOM in BizBuySell Q2 2026 was 155 days — a midpoint, not a promise.
None to list. Success fee. /contact.
You can market it. Buyers and lenders will treat homelessness as the main risk. Either buy the building, get a real assignment, or price a job. We will not invent a house multiple to paper over the pad. Timeline notes: /how-long-to-sell/auto-repair.
Not if you also want a full multiple on SDE. Tools produce the earnings. Adding replacement cost on top is a double count buyers reject. Separate operating value from a liquidation list so you are not arguing with yourself in week three. Recast first at /contact.
CBS-1 at least ten business days before transfer when Bulk Sales applies. Counsel files it. We put it on the checklist with the bay lease and any towing or inspection relationships. Success fee only — /business-broker-fees. Educational only — not legal advice.
