Business Broker in Illinois

A Springfield contractor and a Schaumburg agency do not share a buyer list. They do share Bulk Sales, Secretary of State filings, and the need for a recast. That is the statewide job.

Confidential • No upfront fees • Illinois statewide

Illinois is too large for a single “local” cliché

“Business brokers Illinois” is the search you run when you do not want a national call center and you do not want a neighbor who lists houses on weekends. This practice is built as an Illinois brokerage: sell-side representation, confidential marketing, and a success fee with no upfront listing fee. We work Chicago, the collar counties, and downstate. We do not pretend Rockford is Naperville with different weather.

Metro files often see more PE and SBA traffic. Downstate files often see more owner-operator and strategic buyers who already know the county. Both still need a recast. Both still need a lease that assigns. Both still need a license map. The difference is who we call first, not whether the statute applies.

BizBuySell’s Q2 2026 Insight Report: 45% retirement motive, 35% of owners had no idea of value, 14% used a professional valuation, median sale $349,250, 2.7× cash-flow multiple, 0.7× revenue multiple, 2,117 closed deals. Q2 2026 Insight Report. Those figures describe a marketplace, not your county. We use them as context. We do not paste them onto a Peoria shop as if they were an appraisal.

EPI’s generational research found 27% of Boomer owners have a formal valuation and 5% have a documented exit team. EPI readiness. Illinois’s age profile makes that gap a planning issue, not a trivia fact. See the Boomer exit wave and selling to retire.

Same statute. Different first phone calls.

Chicago metro

Denser buyers, more platform traffic, faster rumor mills. Chicago broker page.

Collar counties

Home services, professional practices, and industrial parks with assignment drama. Naperville, Schaumburg, Aurora, Joliet.

Downstate

Thinner but real buyer pools, more relationship-driven closes, same Bulk Sales calendar. Springfield and all markets.

License, lease, Bulk Sales, SOS — every county

Person-based licenses do not ride along in the asset purchase agreement. Landlords assign when they assign. Bulk Sales notification can apply on equipment and inventory transfers. Secretary of State filings follow the structure you choose. Educational — not legal advice. Longer reads: Bulk Sales, contractor licenses, statewide sale playbook.

SBA is often the financing language for Illinois owner-operator buyers. SBA 7(a). A statewide broker who cannot talk underwriting is a listing agent with better stationery.

A Springfield contractor and a Schaumburg agency do not share a first-call list

“Business brokers Illinois” is the search you run when you do not want a national call center and you do not want a neighbor who lists houses on weekends. This practice is built as an Illinois brokerage: sell-side representation, confidential marketing, and a success fee with no upfront listing fee. We work Chicago, the collar counties, and downstate. Chicago, Springfield, and near-me are process pages, not cloned city ads.

BizBuySell’s Q2 2026 Insight Report covered 2,117 closings, a $349,250 median sale, a 2.7 average cash-flow multiple, and a 0.7 average revenue multiple. Those figures describe a marketplace, not your county. We use them as context. We do not paste them onto a Peoria shop as if they were an appraisal.

Bulk Sales, SOS, and person-based licenses do not stop at I-80

Illinois Bulk Sales notification can apply when you transfer inventory and equipment as a going-concern asset sale. The CBS-1 instructions put a ten-business-day clock on the notice. That clock runs in Sangamon County the same way it runs in Cook. A national brand does not file it for you. Counsel calendars it. We make sure it is on the closing checklist.

Entity versus asset structure still drives Secretary of State work. Municipal permits still need a local map. A Champaign childcare file and a Joliet industrial-adjacent shop do not share a license path. They share the habit of owners who assume “my attorney will catch it” after the LOI. Catch it before the LOI. See Bulk Sales and how to sell in Illinois.

SBA remains a common path for owner-operator buyers across the state. Read the 7(a) overview. Lenders still ask for a lease that outlasts the note. Downstate scarcity does not waive underwriting. Metro density does not waive it either.

Retirement motive is high. Formal valuation is not.

The same Q2 2026 report found retirement as the leading sale motive at 45 percent, 35 percent of owners with no idea of value, and only 14 percent with a professional valuation. The Exit Planning Institute reported that 27 percent of Baby Boomer respondents had completed a formal valuation and 5 percent had a dedicated exit-planning team. Illinois’s age profile makes that gap a planning issue, not trivia. See the Boomer exit wave and selling to retire.

A statewide practice that only recites those percentages is still a brochure. The work is a recast that survives diligence in your county, a buyer list that matches the file, and a fee model that does not get paid to list. We work on a success fee. There is no retainer to get on the calendar. The first conversation is /contact.

If you are still deciding whether to sell, close, or wait, start with is it time and sell or close. Marketplace medians do not answer that. Your books, lease, and energy do.

Process is the same. First calls are not.

Coverage means we will sit in your county and call the operators who actually buy there. It does not mean a pin drop on every village page. Location hubs pair cities with industries. This page is the statewide “find a broker in Illinois” answer: license, fee model, metro versus downstate buyer mix.

Fee language is the same statewide: success fee, no listing retainer, written consideration in the listing agreement. Ranges and tax treatment live on business broker fees. Net cash after debt and a tax reserve lives on net proceeds. Handshake math is how fee disputes start.

A national franchise broker is not automatically better for Illinois. Ask who holds the license, who sits with your landlord, and whether they work on a success fee or a listing retainer. Then listen for your county, not a call-center queue. If the business is here, you are in the right statute. If it is not, stop.
