Business broker near me — Illinois only
“Near me” in this state means someone who will work your county’s buyers and this state’s filings. It does not mean the closest person with a laptop. We are an Illinois practice. If the business is here, you are in the right place.
Confidential • No upfront fees • Illinois statewide
Proximity without Illinois process is just a shorter drive to a bad listing
Owners type “business broker near me” after a PE email, a health scare, or a lease renewal they do not want to sign. The search engine will happily show national brands, out-of-state call centers, and residential agents adding “businesses” to a sidebar. This page is narrower on purpose. If the operating company is in Illinois, we can talk. If it is not, stop — you need a different statute.
Nearness that matters: will they sit with your landlord in Aurora, your DCFS file in Springfield, or your shop lease on the Southwest Side? Will they map a person-based license instead of pasting a national CIM template? Will they work on a success fee instead of a listing retainer that gets paid whether you close? Those questions beat a map pin.
BizBuySell’s Q2 2026 Insight Report found 35% of owners had no idea of value and only 14% used a professional valuation. Q2 2026 Insight Report. Hiring the geographically closest person does not fix that. A recast does. Start with valuation if you are still in the 35%.
The Exit Planning Institute reports 27% of Boomer owners have a formal valuation and 5% have an exit team. EPI research. “Near me” is not a team. A broker, counsel, and CPA is a team. We will say when DIY is enough — sell without a broker — and when it is not.

Five questions that beat a zip-code match
Ask how they handle Illinois Bulk Sales. Ask who drafts the NDA. Ask whether they will name your industry’s license or only say “we’ll figure it out.” Ask if the fee is a success fee or a retainer. Ask whether they need you to upload financials to a portal — we do not. Book the consult and bring questions. Longer interview list: finding an Illinois broker.
SBA buyers will still need a file that underwrites, wherever you are on the map. SBA 7(a). A nearby broker who has never sat through an SBA checklist will cost you calendar, not miles.
If you already have a letter, “near me” still means a second reader on cash at close. PE offer hub. Bring the LOI. No upload.
A shorter drive to a bad listing is not representation
Owners type “business broker near me” after a PE email, a health scare, or a lease renewal they do not want to sign. Nearness that matters: will they sit with your landlord in Aurora, your government-adjacent file in Springfield, or your shop lease on the Southwest Side? Will they map a person-based license instead of pasting a national CIM template? Will they work on a success fee instead of a listing retainer that gets paid whether you close? Those questions beat a map pin.
BizBuySell’s Q2 2026 Insight Report found 35 percent of owners had no idea of value and only 14 percent used a professional valuation. Hiring the geographically closest person does not fix that. A recast does. Start with valuation if you are still in the 35 percent. The IBBA glossary is the vocabulary; the recast is the work.
Illinois process travels. A weekend house listing does not.
You need Illinois process: recast, NDAs, Bulk Sales when it applies, license mapping, and a landlord who will assign. A broker two blocks away who lists houses is not “near” in the way that matters. A statewide Illinois broker who will sit in your county is. Coverage is a license plus a buyer list, not a zip-code sticker on a postcard.
If you are between two metros — Joliet and the city, Aurora and Naperville, Schaumburg and O’Hare — the buyer mix can pull both directions. That is a feature of Illinois geography, not a reason to hire two firms. We will say which pool is real after a recast. See Joliet, Aurora, and Schaumburg for how first calls change.
The Exit Planning Institute reports 27 percent of Boomer owners have a formal valuation and 5 percent have an exit team. “Near me” is not a team. A broker, counsel, and CPA is a team. We will say when DIY is enough — sell without a broker — and when it is not. The SBA’s close-or-sell guide is the public bookmark for that planning habit.
Ask who holds the license and who sits with the landlord
Ask who holds the Illinois license, where the listing agreement is governed, and whether they will name Illinois Bulk Sales and Secretary of State filings without reading from a national script. Then book a consult and listen for your county, not a call-center queue. Longer read: how to find the right Illinois broker.
Ask about the fee the way you would ask about a lease: written, with a definition of consideration, and with a minimum if the shop is small. We work on a success fee. Travel does not become a surprise invoice to “get on the calendar.” There is no listing retainer. See fees.
Ask how they screen buyers. Proof of funds or a lender conversation before the customer list is the test. A “near me” broker who forwards every inquiry to your cell phone is a listing site with a handshake. Confidentiality is the product in a talkative county. Public portals are optional.
If the file is not a going concern, “near” will not save it
If there is no transferable cash flow, the lease cannot assign, and the license cannot move, you may be in a wind-down. That is sell or close, not a directory hunt. Marketplace medians — $349,250 sale, 2.7× cash flow in Q2 2026 — describe reported closed deals. They are not an asking price for a job that dies without you.
If you already have a competitor or a platform circling, “near me” is the wrong first click. Start with a number and an NDA. See sell to a competitor and PE offer review. Bring the letter to /contact. Do not upload it.
This page is Illinois-only on purpose. We do not pretend to be a national “near me” directory. If the business is here, you are in the right place. If you want a city-specific process page, use Chicago, Naperville, Schaumburg, Aurora, Joliet, or Springfield. Those pages change the first calls. They do not change the fee model.
